The three numbers that matter
Loan, taxes, insurance and fees
What does this mean?
Many lenders and planners use two simple checks: housing costs under 28% of your income before tax, and all your debts together under 36%. Most lenders won't go much past 43%.
What does this mean?
Your down payment plus closing costs: fees for the lender, title, appraisal and more. We estimate them at 3% of the loan; they're usually 2% to 5%. Keep savings for emergencies on top of this.
